Lot leveling is grading work aimed at making a yard or property usable — evening out an uneven surface, filling low spots, and establishing a consistent, walkable and mowable grade rather than the shaping precision a building pad requires.

Common reasons for lot leveling
Uneven yards from original construction grading that was never quite right, low spots that have developed or worsened over time, preparing a yard before installing a pool, patio, or other landscaping feature, and general usability — an unlevel yard is harder to mow, use for recreation, or landscape effectively.
Leveling versus drainage-specific fixes
Lot leveling addresses the overall shape and usability of a yard. If the actual problem is standing water in a specific spot rather than general unevenness, that might be better solved with targeted regrading or a French drain — see our drainage guide for homeowners for how to tell the two apart. Sometimes, if the flooding is from a general lack of fall across the area. If it's a specific low point or a subsurface water source, a targeted drainage fix might be needed alongside general leveling.
Can you level a yard without disturbing existing landscaping I want to keep?

How much does lot leveling typically cost?
