Why this is more involved than either project alone
A teardown-rebuild isn't just demolition followed by standard new-construction prep — the old foundation footprint, existing utility connections, and any buried infrastructure from the original structure all affect how the new site prep gets sequenced. Old foundation material has to be fully removed rather than just covered over, since building on top of old foundation debris or disturbed fill is a common cause of settling problems in a new structure.
What affects cost and timeline
Size and construction type of the structure being torn down, whether asbestos or other hazardous material disposal is required (common in older structures, triggering separate filings), and how much regrading the new build needs once the old structure and its foundation are fully removed.

That requires separate filings and specialized disposal handling before general demolition proceeds. We'll flag it during the site walk if the structure's age or condition suggests it's a concern.
Can you build on top of where the old foundation was?
Not directly — old foundation material has to be fully removed and the area properly regraded and compacted before new construction, rather than building over disturbed or buried debris.
